UGL Equis approached the San Diego partners of Luce, Forward, Hamilton & Scripps with a proactive opportunity to restructure the lease and realize operating efficiencies at its San Diego Headquarters. The law firm needed to make significant changes to the way it used its space, but felt it had little flexibility with 3 1/2 years remaining on its 10-year, 125,000-square-foot lease.
The restructured long-term lease secured 101,769 square feet at attractive rates. New space planning by UGL Equis’ Workplace Integration group increased operating efficiency of the space and supported initiatives that enhance the law firm’s work environment, image, cost and information technology capabilities. For example, landlord funding of space improvements allowed the law firm to digitize its filing and libraries, and use the former filing and library space to expand offices.
