T:M Advertising Headquarters Relocation/Sublease

THE CHALLENGE

Based in Dallas, T:M Advertising offers creative development services for both regional and national campaigns. In addition to traditional print and broadcast advertising, the firm provides services for direct response and interactive marketing efforts, as well as such allied services as media planning and brand promotion. T:M Advertising operates as part of McCann Worldgroup, the flagship agency network of global media and marketing services conglomerate Interpublic Group. In mid-2007, Interpublic integrated T:M Advertising with Sedgwick Rd., another advertising unit it owned. T:M determined that it no longer needed all of its 247,000 s.f. corporate headquarters space. With four years remaining on its lease obligation the Company was challenged to “right size” and lower occupancy costs while finding a solution for the current headquarters building. The UGL Equis Dallas team was engaged by T:M Advertising to develop and evaluate potential disposition scenarios for their building, including:

• Identifying a sublease prospect for the entire building

• To multi-tenant this building with its unique single tenant design

• Negotiate a buy out with the current landlord

• Identify a buyer the building, then find another home for T:M


OUR STRATEGY

The Team conducted post tax financial modeling with every possible scenario, and as suggestions for short and long-term surfaced. Design build to lease, retro fitting of existing buildings – all alternatives were analyzed and considered. Eventually, T:M Advertising and TXU Energy, a market-leading competitive retail electric provider, traded spaces. T:M Advertising signed a new headquarter sublease for five full floors totalling 130,485 square feet in the 60-story Comerica Bank Tower at 1717 Main Street in Downtown Dallas, space leased by TXU Energy. The agency and another IPG subsidiary relocated nearly 350 employees from 6555 Sierra Drive in Los Colinas, Texas, where they had leased the entire 247,254-square-foot building since 1999. At the same time, TXU Energy leased the entire office building located at 6555 Sierra Drive, also in Los Colinas.


RESULTS

Key benefits to the client included:

• Coordinated near perfect timing for both relocations

• 50% Reduction of occupancy costs for TM

• Created a flexible future scenario to allow for B-T-S or relocation and growth/contraction

• Factored in all corporate write-offs, unamortized costs, CAPEX costs for the future.
